The Town has received an application for a Development Agreement from Mirza Holdings Incorporated to Permit the development of two (2) residential multi-unit buildings at 236 Water Street (PID 90334103).

The property is currently zoned Waterfront Comprehensive Development (WCD) and was previously industrial lands however, it currently is vacant. The proposed development will consist of two (2) residential buildings consisting of a maximum of fifty six (56) units, that will be built in two (2) phases. The proposed development will include community amenities such as, bicycle parking and, greenspace with seating and gardens.

The proposed Development Agreement will allow the development of two (2) residential multi-unit buildings on this property, and ultimately provide more housing options in the Town of Yarmouth.

    The area where the subject property is located is designated as Mixed Use in the the Town's Municipal Planning  Strategy. This area has been deemed suitable for a wide range of land uses, owning to the unique features which enable creative development opportunities. The terms and conditions within the Development Agreement, along with public input, can help ensure that any potential conflicts in contrasting land uses are controlled and mitigated.

    Given the subject site is not located within a heritage conservation district, zoned architecturally sensitive (A-S), nor a registered heritage property there are no requirements as part of the Municipality's Development Agreement approval process for the applicant to conduct a heritage assessment with regard to the historical significance of the property as part of the ongoing planning application.
