Consultation has concluded

The Town has received an application for a Land Use Bylaw (LUB) amendment to allow for Boarding or Rooming Houses in the Downtown Commercial (C-1) zone.

The Mid-Town Motel at 13 Parade Street is currently used as both a motel for the traveling public and as a residence for nine tenants. To enable the property owner to offer more rooms as housing requires amendments to the Land Use Bylaw to allow Boarding or Rooming Houses in zones other than residential.

The definition of Boarding or Rooming House in the Land Use Bylaw is:

Boarding or Rooming House means a dwelling unit in which the proprietor supplies rooms with or without meals but without private cooking facilities for monetary gain exclusive of rooms, if any, of the lessee or owner or members of his/her family and which is not open to the general public.

Currently, the Land Use Bylaw only allows Boarding or Rooming Houses in residential zones by Development Agreement or Site Plan Approval.

How will this affect me?

The proposed amendments will enable all property owners with dwelling units in any zone to rent more than three rooms as per the definition of Boarding or Rooming House. In the case of large commercial accommodations, like motels, it allows the property owners to use rooms as short-term rentals for travelers or long-term rentals for tenants, opening more housing options.
